SBA loan calculator
Short answer
Enter a loan amount, interest rate and term to estimate your monthly payment on an SBA loan. 7(a) loans run up to 10 years for working capital and equipment and 25 years for real estate, with rates capped by the SBA. Your lender sets the final rate, term and fees.

Estimates only. Your actual rate, term, payment and fees are set by the lender and depend on your credit, collateral, the SBA program and current rates.
How is an SBA loan payment calculated?
SBA loans are usually fully amortizing: you pay the same amount each month, and each payment covers that month's interest plus part of the balance. Early payments are mostly interest; later payments are mostly principal. The yearly schedule above shows how the balance falls.
- Definition
- Amortization: Paying off a loan through regular equal payments that cover interest and principal, so the balance reaches zero at the end of the term.
The calculator uses the standard formula: payment = amount × r ÷ (1 − (1 + r)−n), where r is the monthly interest rate and n is the number of monthly payments.
What interest rate should I use?
SBA 7(a) rates are set by the lender but can't exceed the SBA maximum, which is the prime rate (7.00% today) plus a margin that depends on the loan size:
| Loan amount | Variable-rate cap | Today's max (variable) |
|---|---|---|
| $50,000 or less | Prime + 6.5% | 13.50% |
| $50,001 to $250,000 | Prime + 6% | 13.00% |
| $250,001 to $350,000 | Prime + 4.5% | 11.50% |
| More than $350,000 | Prime + 3% | 10.00% |
These are SBA maximums; lenders often price below them. Sources: SOP 50 10: Lender and Development Company Loan Programs (version 8.1); H.15 Selected Interest Rates: Bank prime loan.
SBA 504 loans use a fixed rate on the CDC portion that's set when the debenture is sold, so use a lender's quote for those.
How long is an SBA loan term?
- Working capital, inventory and goodwill: up to 10 years
- Equipment: up to 10 years, longer when its useful life supports it
- Commercial real estate: up to 25 years
A longer term lowers the monthly payment but increases the total interest you pay.
What other costs should I plan for?
Beyond interest, expect the SBA's upfront guaranty fee (usually financed into the loan), plus closing costs such as appraisals, title work and any lender packaging fees. The SBA 7(a) page has the current fee schedule.

Frequently asked questions about SBA loan payments
What interest rate should I use in the calculator?
Start with the SBA maximum for your loan size. For 7(a) loans it's Prime + 3% to 6.5%, with prime at 7.00% today. Many lenders price below the maximum, so a lender quote will be more precise. See SBA 7(a) rates.
Does the payment include the SBA guaranty fee?
Only if you add it to the loan amount. Most borrowers finance the upfront guaranty fee into the loan, so add it to the amount for a closer estimate. The fee schedule is on our SBA 7(a) page.
Are SBA loan rates fixed or variable?
Most 7(a) loans have variable rates that move with the prime rate, so your payment can change. 504 loans have a fixed rate on the CDC portion. This calculator assumes the rate stays the same for the whole term.
How much can I borrow with an SBA loan?
It depends mostly on your cash flow. Use our borrowing estimator to see how much debt your business can support at a given coverage ratio.
